I am hoping that someone out there can clarify the position for me. I have always though that as the Landlord of a building we were required to produce an annual 'Landlords Gas Safety Certificate' for our premises, however I have been informed by our Estates Department that this is not so and all we need to produce is an annual service check. These documents state at the top that they should not be used as a 'Landlords Gas Safety Certificate'. I have tried checking this on the internet but what I have found has been inconclusive. Can anyone please enlighten me as to the requirements as I am always willing to be corrected if I am mistaken. Thank you

Thank you Max but I have looked at this page and I am still unclear of the specific requirements for an annual 'Landlords Gas Safety Record'. Do we need to have one of these every year or is this a 'one' off certificate? and do we then need an annual service/gas safety check (the form I mentioned which states that it should not be used as a Landlords Gas Safety Record). Please forgive me if I am being dumb here, be gentle with me sometimes information has to spoon fed into my aging brain.

http://www.gassaferegist...perty/for_landlords.aspx This isn't my field of expertise, but my understanding is that the CP12 is the certificate that the competent engineer completes as you let the property and is the same one completed in the annual safety check/inspection/service which you are legally required to undertake. We have a gas team here servicing 10,000 properties, so i'll check that with them today to get you "an expert" view.

O'Donnell54548 http://www.hse.gov.uk/gas/domestic/faqlandlord.htm My understanding is that the gas appliances, flues and pipes require checking, and a record of the checks need to be kept and produced to the tenant. If the form says that it can not be used as a landlords gas safety record, then personally I would go back to the estates department and ask them why they are wasting money, as you now require a test certificate to validate the safety checks as required by legislation.

Surely the Landlord's Gas Safety Certificate requirement only applies if you are letting residential property or property with sleeping accommodation, e.g. hotel etc.
