Posted By Faye Abel Can anyone advise on the best plan of action for dealing with inclement weather; in particular ice? I manage a number of residential properties, some manned and some unmanned. Last year we decided upon a NO gritting policy as we are unable to ensure that grit will always be spread by site staff. We did however provide grit for residents to spread themselves and advised accordingly. Should we also be erecting signage warning that surfaces may be slippy in icy conditions (this seems a little obvious)

What's in the contract regarding your responsibility for outside areas?
It may be a policy for your client regarding areas where vulnerable people live, may also consider this as a 'goodwill gesture'?
In all essence this is due to mother nature.... do you have a leave sweeping program so not wet leaves become a slip hazard? How far do you go to grind down the risk based society... check with your client and business managers as this will no doubt have a cost element too!

Posted By Steve Borrett You may have a problem if you do not grit areas that employees have to visit. We have a duty of care to clear icy and snowy areas for our employees under the HSAWA access and egress. Obviously a clear RA needs to be generated to cover employees as well as a clear inclement weather policy.

Posted By Faye Abel I work for a property management company and as such we are responsible for all external areas at the properties we manage. I need to write a policy to ensure we comply with our duties and ensure we are covered against any claims which come our way. Most of our properties are unmanned apartment blocks.
