Posted By Michael Gavaghan We are just about to complete a new building with three fire exits do we have to provide a good solid surface to step out onto or will the grass/soil be acceptable. If so does anyone know of sizes or type i.e concrete. It has been built on a green field site with no other buildinds/pavements around it. Many Thanks M.Gavaghan

Posted By CJ It states in approved document B of the building regs that'direct access to a street, passageway, walkway or open space should be available. The route clear of the the building should be well defined'. We put 1.8m width concrete paths leading from the fire exits on our buildings, which are well lit in the majority of cases. This is done to comply with the DDA regs as well.

Posted By Paul Oliver hi michael, workplace regs state that so far as is reasonably practicable, every floor in a workplace and the surface or every traffic route in a workplace shall be kept free from obstructions and from any article or substance which may cause a person to trip or fall. holes bumps or uneven areas resulting from damage or wear and tear should be made good. floors and traffic routes shoud be kept free from obstructions which may obstruct or impede access. quite a bit of jargon, but by carrying out a risk assessment and determining the likelihood of a fire and the likelihood of using the emergency escape routes will help you to determine if spending a lot of money on concrete / tarmac paths reduces or eliminates the hazard. however your escape routes need to lead to a place of safety. can you acheive this by negotiating soil and grass without incurring any injury. also you will have to comply with the DDA regs if you provide or supply goods to the public.

Posted By Ken Taylor Irrespective of what Building Control have accepted, you need to consider whether escaping persons can get safely at all possible times to the designated assembly point(s) or places of safety. Grass is most unlikely to provide this and the exit area and external route will need adequate illumination. A simple track may be sufficient for this purpose in your case.

Posted By Mike Miller Two points to mention! again despite what regulations say, could you evacuate a wheelchair across a muddy field? Also a tripping hazard is the last thing you require at the point of exit. Could be fatal! Mike
