Posted By Dee I know there have been some previous threads covering a number of issues on the above but it didn't appear to quite answer my queries. We currently have a specialised company coming into our office on a monthly basis to do temperature checks on the hot and cold water from the taps and the cold water storage tank. We do not have any air conditioning units, showers, cooling towers, etc., on the premises and the taps are used on a daily basis. It is a small office premises with a 'clean' workshop (no increased amounts of dust, etc.). I am aware that the employer has a duty to protect the employee, however we lease the building and I am wondering if any of this partly becomes the landlord's responsibility? Secondly, is this a bit excessive, once a month? I am the first to admit this area of H&S is not one in my expertise so it will be ignorance rather than arrogance for my second question! I would appreciate any guidance with people who deal with this on a regular basis.

Posted By John Webster Sounds well OTT to me. If you have a small and simple water system, no deadlegs, no recirculation, cold water off the mains, hot water tank 55-60 deg C supplied from modern enclosed water tank, no showers or sprayheads, all points regularly drawn and flushed, then you really do not need to do anything else at all.

Posted By Jeff Manion It is excessive, unless you have problems with services / water tank / etc you would not need all these monthly bits. You can of course do it yourself and monitor. JM

Posted By Philip Roberts Dee, I deal with a large engineering workshop and offices with Shower rooms, hot water systems, air conditioning etc. Our monitoring is done quartely by a specialist contractor and we have never found any problems. So monthly seems OTT to me. regards Phil

Posted By micklecats not directly linked to the first posting, but in the same field: My employer has a water sprinkler system throughout the premises. Water is stored in a large tank located outside of the buildings. Obviously due to the nature of the system, the majority of pipework is made up of dead legs. Given that the water is hot heated/cooled, and that the water is also kept in situ in the pipework for long periods of time, what actions are required to ensure that anyone escaping a fire is not subjected to contaminated water droplets en route? The water temperatures in the pipework are unlikely to exceed 25 celsius, so would that mean that no dangerous bacteria would grow? Or should we be looking at running each line periodically to drain the system? Perhaps I should undertake a leginella course as well Charley? Cheers Mick

Posted By Jeff Manion There is a risk from the water, but the water is intended to damp / put out fire, so should be lower risk. If fire persons should evacuate. There is a risk to service personnel completing maintenance so this should be considered. JM
