Fire Safety Responsibilities in Rented Offices

Hi
We rent some offices in an multi-occupancy block and I have recently carried out a fire risk assessment on the building.
I need some advice on where responsibility lies for implementing actions arising from the assessment. In particular, there are several potentially very serious risks which, if we owned the building would be sorted out at the earliest opportunity. However, with us only renting the office space, what duty does the landlord have to carry out our recommendations?
Also, are we entitled to see maintenance and testing records of the alarm system and fire fighting equipment?
Obviously, we have a duty to ensure the safety of our own employees, but as we only rent the offices, it has thrown up a bit of a grey area.
Any help on this would be appreciated.

Hi, get a hold of the fire certificate for the building and associated paperwork issued fire service/fire safety officer, you should have a copy. You and the duties of each party are clearly identified in the fire certificate.
You should also consider getting together with the other occupiers to ensure continuity and consistency in your evacuation plans etc. If you are having real problems getting co-operation and or information from the landlord and or other tenants I would advise you contact the issuing officer at your local fire service and seek advice. In my area he would be out and kick them into shape, reminding them of their duties under the terms of the certificate and the penalties for ignoring these.

Management of Health and Safety at Work Regulations 199 Reg 11 - co-operation and co-ordination - to do as suggested (co-op /co-ord), this includes fire precautions (workplace) regulations.
Landlord will have a repsonsibilty so do the others who share the space.
