I am about to do my first inspection of an office for a small company and produce a report how much should I charge. The amount of work is about 3 hours I don’t want to put the company off?

What figure did you use in your business plan? Never sell yourself cheap; if you have worked hard to get your qualifications and acquire your experience, people must expect to pay a decent rate for it. If a company won't pay what you are asking for, find someone who will.

I would say 3 hours amounts to half a day; £120 - £140 would be reasonable plus any applicable expenses.
I am not suggesting any 'rule of thumb' here, just suggesting what I would charge.

Like the other replies have said.
I find its not always the time spent on the actual inspection but you also need to consider the time spent on the report writing and any supporting documentation that you may provide.

evaluate what you get charged via a car dealership for 3 hours work [>£120?] easily and equate that across to what you are providing - include your personal liability - you will probably want to charge more
The companies legal /finance adviser will charge much more
