We look after a considerable amount of social housing, on behalf of the owner. The owner has decided that, where damaged, decorative textured ceilings will be removed if there is a suspicion of Asbestos being present.
Given that there is a distinct possibility that such coverings are likely to be removed from the licensing requirements, how are other social landlords coping with the problem?

Presumably then, this "suspicion" would be applied to every instance of textured coating which could not be proven to have been applied post 1985?
What constitutes 'damage'to a textured coating, and what extent of damage would justify the complete removal of an entire area?
I suggest that any widespread removal is an 'over the top' approach which has a greater potential to harm people (including tenants) then leaving the stuff alone. Give your tenants some information about not dry working these materials.

Hi,
Thanks all for the info.
Whilst sampling is undertaken to ascertain if Asbestos is present, the problem is replacing say 12-15 Sqm of ceiling in response to carying out a small repair for a minor leak.
