Our Organisation is a Registered Social Landlord. As part of our role we often have to access tenants loft spaces to carry out maintanance or inspection works, we find on occation that access can be difficult due to tenants using loft space as storage which are not boarded out, as such we are cosidering a range of measures to prevent access,measures currently being considered include procedural i.e. reveiwing tenancy conditions (loft access currently not excluded, to physical measures such as fitting of security measures preventing access.

Q has anyoune else in the RSL sector considered or carried out this type of work and if so what consultation with tenants was carried out and what was the reaction

Dave, can you put in their tenacy agreement that access / egress is required for maintenance in lofts and must be kept clear.

Most working platforms are a min. of 600mm wide your lads could use some 25mm thick ply by about 2m's long for laying over the joists, after asking tenents to clear an access route to the loft work area before you lads go in.

Adequate lighting is also a good idea
