Good Afternoon, can any one advise if they have had a similar assessment to carry out.

A 1930's semi detached three storey building, ground floor consisting of Kitchen, 2 large reception rooms
1st Floor Landlords personal living area 2 large rooms and separate bathroom.
Third floor 2 large en suite rooms with the view to let for B&B.
Small Attic room used as office by landlord.
The stairwells are wooden and balustraded (Not enclosed)) suitable alarm and emergency lighting fitted, two final exit points available at ground floor. each bedroom door will have 30 min fire check doors, as will front and back exits.

Suitable extinguishers in all rooms, emergency plan detailing exit and assembly points.

Max people on site will be 11 including landlord /lady

No flamable substances stored on site, regularly serviced gas boiler,

Can anyone advise if there is a statutory requirement to provide enclosed staircases as a protected route or with the small number of people involved is the risk acceptable. i have read the fire risk assessment guide and cant find a clear answer.

It is always difficult to provide such advice but here goes.

I would never accept the arrangements as you describe.
To have a kitchen and two reception rooms on the ground floor opening onto an unprotected single escape route is a non-starter.
There is no statutory requirement to FR as such as everything is risk assessed these days but the government has provided some benchmark advice on this link.

If your client had a fire and people were hurt you would go to jail for this layout!!
(This last bit is only partly tongue in cheek)

Mark,

I have just read your post again. What benefit is there in having 30 minute bedroom doors...is this to allow the fire service to get there and rescue the occupants. This is not an acceptable strategy.

Also having 30 minute exit doors is a bit strange. Exit doors do not have to be FR...holes in the wall will do!
