Our company is getting into the realm of "reactive/emergency maintenance" and I am wondering how others deal with this issue? We do not use the same contractors, albeit those that we do use are on our ASL. My problem is how to obtain RA/MS for this type of work? Any thoughts would be greatly appreciated.

Apologies I should have stated that we do everything from lights not working, renewal of a paving stone, a door not closing properly needing repaired, new flooring etc. Small jobs lasting no more than 3 days or so.

Most of this type of work is reactive anyway, you simply can't have planned maintenance to prevent bulbs from blowing or AC from dropping etc etc,and you will still need to undertake the works, you can however have approved contractors as you state in your post duly assessed & inducted and I see nowt wrong with holding generic RA MS JSA etc for repeat works that you know are going to reoccur, as long as you review these systems with the appropriate procedure you can't go wrong.

If work crops up that does not fall into what you already have in place, then deal with it at the time.

Do Generic Risk Assessments as much and how many as you want to : What are the basic/general risks involved in changing a light bulb, unsqueaking a door and so on.

Then, at the job site, Dynamic Risk Assessment : What is different/more dangerous about changing THIS light bulb, oiling this door ? And what extra precautions do I need to take (if any) to ensure MY safety today ?

There used to be (may still be) a very good video from DuPont called "Take Two" Basically it was all about taking just two minutes before starting a job to think about safety.

T = Tools - do I have the right equipment to do the job ?

A = Access -Do I have safe means of access (and can I keep other people from accessing the work area) ?

K = Knowledge - Do I know what needs to be done, do I have the training and ability to do it?


E = Emergency - How do I prevent it from going pear shaped and what do I do if it does ?

The video was heavily American, Razz-a-matazz, but the idea is valuable.

I'm not sure but DP used to be at Willow Way, Stevenage but may now be at Yates near Bristol.
