It does really depend on what you are engaging them for?
If this is for type 2 survey work (?) be very specific about what you want and how you want it presented.Before you invite to tender you have to be clear about the way you intend to manage your ACM risks.
Try to avoid duplication of effort in producing Asbestos Risk Registers for your premises. Ideally the Surveyor could directly populate your Registers by way of type 2 surveys?
Make sure that you ask for a determination for all floors, walls and ceilings - areas of "silence" in survey reports can be a problem.
Do you have a way of including photgraphs in your Registers?
You are also going to need some good floor plans and a coherent room numbering system for all your premises before the survey work starts.
MDHS100 and HSG227 is required reading, and someone (your H&S Adviser) should also be reasonably familiar with HSG248 & MDHS100 & L127!
ISO 9001 systems compliance is I think a must for any Surveyor you engage.

We'll be employing a surveyor to carry out T2's for us.
We have a system installed already and would want the surveyor to upload the surveys straight onto that.
I just want to get an idea of what others include in their tender request, i.e. insurance liability, ISO requirements, accreditations etc etc.

Our insurers gave us a list of approved (by them) companies, not sure of the criteria, I cannot lay my hands on it right now, if I find it I will forward it

Minimum is UKAS accreditation
Sufficient expertise
Sufficient EL and PL Insurance
and then go on price.

I would absolutely insist on references for similar work for similar clients to yourself.
The tender stage can be completed by long experienced staff with all the qualifications and insurances you need, but if they then send 6 month experienced P402 'qualified' surveyors to do the work, it's not worth a damn.
I seem to recall you work for a Housing Association Brenda? References from other HA's that you can phone up and discuss with are absolutely priceless.
I would also ask that the tendering companies supply the names and CV's of the staff who will actually be doing the work, to avoid the substitution I mention above.
There are a lot of good surveyors out there, but I'm afraid they're rather outnumbered....

I have checked the reports I had done and both companies (recommended by our insurers) were UKAS accredited and their insurances matched and even exceeded our own.
