A nice simple question to get all of your brains working on a Monday morning.
I have been tasked with carrying out a 3rd party CDM audit of our property maintenance company. I know the audit process, but this question is more specific to what should I be looking for in regards to records and systems with CDM in mind, as this is not an area I have vast experience in.
Also with a normal audit you would confirm the systems are working with a site walk-round, how can I do this in the scenario. Do I need to visit a working site?
I am starting fairly blind on this so all assistance would be gratefully received and if more information is required please contact me through the names link.

You have answered your own question - without experience then you should not be the auditor. It is rather like asking a 14001 auditor to do 18001 even though he has little experience of H&S.

Presumably there is a process and system in place for you to Audit against?
The extent of your task will be dependent on how many of the CDM roles the Organisation fulfils (CLient, Designer, CDM-C, Principal Contractor and Contractor)and you may find the publications and annexes at:

of some value. One of the Annexes is a distillation of the respective duty holder responsibilities taken from L144 (the HSE CDM ACoP).
A key aspect of CDM is to ensure that the correct information gets to the right people at the right time.
Another key issue is that welfare facilities and management arrangements are established on site at DAY 1 of the construction phase.

We are the client, the property maintenance company are the designer, but also provide us with the use of their CDM-C. They (the PMC)then source all the neccessary contractors to actually carry out the work on the project.

Phil, bear in mind that the Client must appoint the CDM-C and has duty to ensure the competency of that appointment.
