Fire Alarm System Grades in Residential Common Areas

Posted By James Putman I would appreciate it if anyone may be able to advise on the following: The official guidance in relation to the recommended grade of fire alarm system which should be installed within the common parts of residential properties recommends that an LD2 system (either grade A or D dependent on risk factors) should be installed. However, if my understanding is correct, both of these systems require that a device (i.e. smoke or heat detector) is installed inside the flats, close to the exit on to the common escape route. This may be possible at properties where the flats are let and the landlord has control over the private flats within the building, but what about if the flats are privately owned? the flat owners or not legally obliged to allow any devices to be installed within their private dwelling. If this is the case, which level of system should be typically be installed within the common areas (assuming the risk assessment has not identified any specfic high risks)? Arfe people of the opinion that it would be acceptable to install BS 5839-1 L4 system covering the common areas, if not possible to install linked devices within the flats? Any views would be appreciated. Many Thanks
