Can any one please advise me as to what are the requirements of final exit doors /emergency exit doors.
I am undertaking a Fire Risk Assessment of a general warehouse and office block (new build). I have noticed that through nearly all the emergency exit doors daylight can be seen between the door and the frame even though there are smoke seals fitted.
In a nut shell what is the fire and legal implications of this?
Your help would be much appreciated

Could you just clarify, are these external final exit doors or internal fire doors?
Not a problem if they're final exit doors, but having gaps won't do your heating bills much good. If they're interal fire door providing structural compartmention, then yes it's a problem.
May I suggest you get a copy of the 'Guide to Fire Risk Assessment - Factories and Warehouses' off the communities website. Look at appendix B page 123.

Other than specification of emergency egress hardware, there are no fire/smoke requirements applicable to final fire exit doors.
For other fire doors with a Smoke suffix, leakage must not exceed 3m^3 per metre per hour.

Think about this logically for a moment. Fire doors leading onto escape routes are required to stop the passage of flames and/or smoke for a period of time in order to allow people to escape using alternative routes. As such, the doors nearest the fire are likely to stay closed during an evacuation and so their integrity and standard of construction is critical to allow safe evacuation. Final fire exit doors leading to open air are designed to be OPEN during an evacuation, therefore it doesn't matter if they have gaps that will allow the passage of flames and smoke does it?
Approved Document B to the Building Regs goes into the requirements for both fire doors and final exit doors in detail and I suggest you should look at a copy if you are assessing a new building - it is available free on the internet.

However, let me add that it's a good idea not to have final exit doors that allow ready access to the passage of fire and smoke. There have been fires in buildings from combustible materials placed adjacent to exits.

Seemed a reasonable question that was very well answered.

Guys - the question was asked and answerd in May!
At least Richard knew enough to recognise the issue and ask the question. I suggest that in itself shows an element of competence that others would not have.

Again I reiterate that this was a straight forward question that was answered in a straight forward manner, in MAY!
I agree with Heather that knowing what questions to ask, and where to find the answers shows a certain amount of competen......... WOAH! Nearly got involved in a competency debate then!! Cancel! Cancel! Where's the edit button....?
I think it's time for the forums to embrace all questions, and anyone seeking knowledge, as there's no such thing as a stupid question.

Ah ! missed May wasnt at home or didnt have access to the luxury of the internet for the months of ............maybe.
If a similar question was appropriately answered in May......... I dont see the link to the person asking the question "today". As my concern which is, if the knowledge base of the individual is such, on that subject, my question to him / her was should he/she be conducting the RA.
What other important issues are being missed. I am not challenging the competency of that individual in their safety discipline as they could well be holders of CMIOSH but the question in itself, to me, threw up a red flag "Beware"
Perhaps I have missed something in my absence ..........
Just trying to give some good advice, after all isnt this what the forum is about, sharing good advice, knowledge etc.

Wizard - I think you might have missed our point here? It's not "a similar question" that was asked and answered in May - it's this question, by this poster, in this thread. Look at the date of the first post....

No! I didnt read the original in May but assumed you meant it was similar or perhaps 'the same' question. Yes, I missed the point, apologies.
However, then the scribe is either playing games, or ..............needs serious help with his RA from an outside source, which was my point.
