If a landlord owns a single property a 3 bed house do they need to complete a fire risk assessment? Any advice welcome.

Not enough information to answer the question. Is the house rented out as one unit (i.e. as a family home or "single domestic dwelling"?) or are the bedrooms rented as "bedsits" to different people with some areas as "common areas"?

family home, mainly one occupant but will have children stopping weekends etc

No FRA required then. Premises occupied as a single domestic dwelling are exempt.
