gas soundness testing - non domestic situations

What do you guys see as common practice re the periods between gas soundness testing e.g. is it every 5 years in non domestic situations such as schools and similar areas or do people undertake such tests more frequently noting that the annual test requirements only apply to landlords and tenants

Where the property in rented even if commercial then a safety check should be undertaken annually which includes a tightness test downstream of the emergency control valve.
Where the commercial premisis is owned and site occupied then it is down to the owner to ensure the gas installation is safe. The only way to acertain this is to ensure that the appliances are serviced and checked for safety by a qualified Gas Safe commercial engineer who should follow manufactures installation and service instructions along with the codes of practice and IGEM standards such as IGE/UP/1A.
So therefore annually. Most commercial premisis arrange for this during shutdown periods.

I come from the angle that where no landlord duties are present then the test etc. periods are determined via the risk assessment* as the annual test requirements as noted in the law do not apply as they only apply to landlords [*obviously all the relevant guides are considered as part of the RA process]

It has been some time since I worked as a Gas Engineer, but looking at the Reg 35, it is a general duty to ensure no injury or harm.
You would expect the soundness test and service and inspection to be done by a registered engineer. They would recommend annual!
I used to carry out tests and inspections for a Local Authority, and this was done annually.

You are correct in that you would expect and want the soundness test, service and inspection to be done by a registered engineer and that they would recommend annual tests. However in my view such time periods would always be determined via the risk assessment process in none landlord cases but extending time periods between services etc. Would involve in many situations in people losing work hence the annual is always the one that people recommend
I am not saying that annual is wrong I am just saying that the regs do not specify that an annual test is required by a non landlord

You may well say that, and if you are confident you would be covered in the event of a gas leak, then you may wish to go ahead with a longer time period.
I would not recommend that, either in my current role as a safety manager, or in my previous role as a gas engineer.

As you know, I am also ex British Gas & have to agree with both Ian & Simon on this one.
If there were to be an incident which could have been prevented had there been an annual check, then the HSE, & probably the Courts, would need concrete evidence as to why this did not happen, especially when the main reason for not doing so appears to be financial.
