Hi All, I'm new to the forum and i'm looking for a little bit of help! I was wondering if anyone could help with Asbestos risk assessments /policy /procedures and Fire Risk Assessments please. We've recently found that we have some asbestos in our centre that was untreated and we have now had full works carried out on these areas to ensure that they sealed and safe but i now need to complete a risk assessment for the management for those areas - do you know of any resources to help with putting this together or has anyone else completed a similar risk assessment that they would be willing to share that i could use as a starting point for ours and or policy /procedure too? Also i am just about to undertake a fire risk assessment on our main building ( an ex 1950's school) and again was wondering if yo have any advice for me or templates that i could use to build upon. I am aware of what needs to be included in the risk assessments ( well i'm pretty sure i do) but any advice would gratefully received. thanks Ryan

Hi Ryan, I was always under the impression that it was best to have an asbestos survey done and then draw the risk assessment up from that. You could use the HSE website for guidance on this also. http://www.hse.gov.uk/asbestos/basics.htm Personally I wouldn't attempt to do a fire survey myself, I think there is way to much specialist knowledge required, I used a consultant who put together a full fire survey and assessment. I know this all cost's money but unless you are competent in the eyes of the HSE it would be best to have it done by somebody that does it on a daily basis. I don't have any templates that I can offer you as I haven't used them, sorry. Regards, Pete.

For both of these jobs, I would want to get a specialist in. Asbestos because it's asbestos, and fire because it doesn't sound like a typical straightforward fire risk assessment due to the age and changes to the building.

Hi All, thanks for your comments so far. We've just had a full asbestos survey / report and repair works carried out by a specialist firm but one of the things mentioned in the report was that we should now conduct our own risk assessment. I was just looking for advice on what (after repairs) should we be looking at in terms of risk management and if anyone else has had / is in a similar situation? I think you are right though about the fire risk assessment - we might need to get someone else in for that one as it is quite a big building that we are housed in. Thanks for all you comments!

Ryan I am a fire risk assessor (among other things) and have an assessment template that you could use based on the new PAS 79-2012 standard. You could use the assessment as a means of identifying the key areas you need specialist help with, could help keep your costs down and also give you a bit of experience in the process. What you need for the asbestos isn't so much a risk assessment as a management plan - and I would expect your surveyor to help you with this, in terms of explaining how you can develop it from the survey. The survey should have identified the risks associated with each bit of asbestos (eg it's well bonded, in good condition and tucked away under a label - low risk; it's poorly bonded and in a spot where it's going to get banged against a lot - high risk) and therefore whether each bit ought to be removed or treated and how often it ought to be inspected. From that you set up an inspection programme and also a process for informing maintenance contractors.

Have to agree with Kate - our asbestos surveys were set up almost in the form of a risk assessment (where found, what it is, risk level, suggested action) and hence we've followed the advice, have our own policy and control what needs to be done (manage!) very carefully. The HSE were happy with our approach.
