We have recently had built a semi permanent building that will be used as a warehouse for used machine parts (no flammables will be stored) i.e. Mainly metal with some fibre glass and encased electrical units (ECU'S). The building will be occupied for a maximum of two hours by 2 people a day (more often than not it will be empty). The building is over 800 yards from any other. Do we need a fire alarm system? Do building regs require a fire alarm for all new builds including semi permanent? Their is no office within the warehouse, it will be racked out with pallet racking. I cannot see anything in the Fire Service documents that accompanied planning permission aside from the need for an alarm if the building wok was carried out in an occupied building, nothing about need for alarm once built. It is a very low risk in my opinion. Any help would be appreciated Thank You, Linda

Hello Linda. A fire risk assessment by a competent person is required for the building and this should determine what is required. I regularly propose a fire safety strategy for such buildings to operate without an electrical alarm (sometimes have to convince authorities) but a suitable means of raising the alarm (such as a hand-bell) may suffice. This should be covered in the assessment along with exits / emergency lighting, ignition sources, arson controls etc. Regular review is required and a fire action plan should also be an inherent part of your strategy as use may change and / or other occupants such as contractors may need to access the building in time. Linda, Double check with your insurer as they may stipulate something, depending on the value of goods and replacement of the building?
