I am tasked with developing the above for an office dituation is there a template I can use to ISO 14001 standard?

Templates for this are probably available but maqy or may not be suitable for your situation
Think of it as a hazard register but from the point of view of environmental risk.
Just list the hazards (Aspects) such as electricity use, air conditioning and refrigeration units from the point of view of F gas use, fuel use etc etc etc. Then assess the impact on the environment just as you would in a risk asessment and list them in order of significance (Significant or not significant) along with any measures you take to mitigate the impacts. You can then use those with the highest significance for setting environmental objectives and targets to reduce their significance.
It is also good practice to link each aspect to the relevant legislation eg air con units to Environmental Protection (Controls on ODS) Regulations 2002 (Amended 2008) or Ozone Depleting Substances (Qualifications) Regulations 2009.

Valjones, I did an impact register last month for a company in Chippenham and as PL53 said you'll end up making your own version because different companies have different risks, although they may be very similar.
This website does not allow me to post a link by adding a document (hate this website!) but I worked out an excel spreadsheet.

I have started creating an Environmental Impacts and Aspects register in January with another colleague.
There is quite a lot of guidance online, I found a document called 'How to...develop an aspects and impacts register' by Construct very useful in the first stages. Templates for this are very easy to find online, but we are currently going by the Construct example.
I have also developed a word document of legislation that is applicable to our organisation which we reference to within the register.
You may also find it useful splitting the company down into sections (e.g. catering, offices, sport, etc) and then impact assessing them.
