Just want to gage peoples opinions on shared worksites
The office building accommodates around 80 employees with around 60 car parking spaces directly to the front of the office, to the rear there are around an additional 20 or 30 spaces that can be used for staff however there are concerns that the walkway and car park to the rear of the premesis isn't particularly well lit and that the walk way isn't segregated. Some of the units near to the walkway operate fork lift trucks and there are concerns about safety when walking in this area although employees are not crossing the direct path where the fork lifts are in use.
My opinion is that there should be a segregated walkway and the landlord should provide adequate signage and ensure its appropriately lit.

Hi Andrew,
Whether or not it is the LL's responsibility will depend almost entirely on the terms of your lease and the area of your demise. Unless you have specified otherwise, liability lies with the occupier. the LL's solicitors are highly unlikely to have accepted that liability unless you insisted on it in the terms of lease. Is the extra parking availability part of your terms?

I have similar issue here, slight difference in that staff use an underground car park to get between our main office and a satellite office. 2 different landlords! We tactfully suggested that we all do a risk assessment of this route as a pedestrian route and collectively came up with some simple things that improved safety significantly, kept the lawers out of it!

The parking directly to the front will be in our terms and is designated for us, the parking to the rear however, is general parking that all the units are able to use but not designated to one particular company. There is some onsite lighting to the rear of the premises but its not particularly well lit.
The car park is to the rear slightly to one side then there is a yard approx. 20ft wide where there are smaller industrial units where the fork lifts are in use, the employees walk along the side of this yard opposite these units to the gate at the side of the office.
Maybe a general communication for employees to be aware there are vehicles in use.
