Hi, I have been asked for a statement on bolt-on balconies and associated risks on a new development If anyone has any thoughts or could point me in the right direction of some guidance that would be great. All I have really found on this is the thermal bridging issue and obviously Part K requirements (guarding) As always, any help would be really appreciated. Thanks Steve

A little unclear what your statement is about? Where are the balconies? Part of a domestic property? Industrial? Safety risks? Structural failure - correct design and stress analysis should cover this Handrails - should comply with building regs for height/gaps etc to minimise the risk of falls

It would depend on a number of factors. Balcony construct, bolts used, walls they are bolted to (cavity block?), advised loading of the balcony structure at manafacturing to loading when in place considering all of the above. The hazards are; Fall from heights, items falling from balconies onto ? Load capacity of balcony-collapse, use as secondary or alternative means of escape/access, security, Etc.
