Hi The Lease held by my employer on a warehouses is going to transfer to another company on 1st October. Before that the future lease holder is coming on site to complete some work. The work will fall under CDM but will be non-notifiable. The future lease holder is paying so I understand they would act as the client under CDM, is this correct? Will I/current employer need to act as Principle Contractor and Principle Designer for the project? Can the same person act as Principle Contractor and Principle Designer?

Correct, whoever pays the bill will be the client as per CDM. The client must appoint the Principal Contractor and where there is more than contractor...a Principal Designer. The PC can also be the PD, assuming they have the necessary skills for the role, which in reality for minor projects they probably have.

I'd worry less about CDM and focus on ensuring that any overlap and potential conflict issues are being effectively managed.
