I have been reading up on the sprinklers situation and as far as I can gather all domestic properties new or adapted (meaning they were once non domestic and have been converted) built/converted in Wales from the 1st Jan 2016 are required to have a sprinkler system installed. Now I understand that this includes care homes, students accommodation, not hotels because they are not classed as dwellings. What is confusing is that I am also looking at property in Wales - new builds amongst others and these are still in build phase or some parts of the particular development are still being built but they don't have sprinklers so does this not mean private houses?
The guidance developed by welsh government seems to be for private householders but it isn't clear.
I would also like to know peoples thoughts on this, it seems a little too reactive to me but then is it to do with the remote locations of some properties in wales?? Maybe it is my lack of ability to understand the bigger picture with this but I would rather put money into educating about fire.

Cannot remember the dates but if you had full building regulation approval prior to XXXX and have started on site prior to XXXX you did not have to install them.
The story is that it was a pet project for Carl Sargent AM (now ex AM I believe) and ex-fire officer who choose to ignore industry advice and introduce the legislation.
