Morning all! We are looking to rent an additional works unit. Now, I have been told there is asbestos present but the asbestos survey is "old". This could be 2 years or 20, I won't know until I carry out my site visit and see the records. How old is too old for an asbestos survey? Now irrespective of this my recommendation will be that for our own due diligence we have a company come in and do the necessary survey and sampling but having a bit of back up on time will assist in my argument. If you are renting the property then as part of the lease agreement could you not insist on a new Management Survey being completed prior to occupation. That way you should be able to compare the "old" survey with the new and determine your appropriate controls and also be in a better position to compy with the Asbestos regs. I agree that having a new survey completed would make sense as then you can then determine the conditions of the ACM and then negotiate with the landlard on appropriate actions prior to your occupany and also ensure that your register is current. If you are going to be undertaking any structural changes etc. to the new property then a full Refurbishment and Demolition survey would be more appropriate. Just my first initial thoughts ......

Do they have re-inspection reports available or just the "old" survey? Re-inspections should/ would give and indication of changes of condition and any removal/ remedial works undertaken. Do you know the extend of the survey? Personally I would be inclined to either push the landlord for a new management survey, or suggest one be completed yourself prior to occupation. As DaveBridle says, intrusive works will require an R & D to be completed before undertaking works.
Could they not send you a copy of the survey for you to have a look at?

Thanks both. I'm not getting up there till the first week in January and I have my 9001 assessment this week so don't have the time really to chase this side of the big man arriving so a job for the new year but basically you've confirmed what I thought anyway.
