Hi All, I am currently dealing with a large (6 bedroom) home, which occassionally operates as a Bed & Breakfast. The owner is now prohibited from operating as a B&B, following a visit from the local fire officer where a range of deficiencies were identified, i.e. non fire resisting doors to the bedrooms, items of furniture adjacent to the escape route, inadequate signage etc. The non fire resistant doors are features of the property, and apparently the owner has been advised by English Heritage that they should not be interfered with. To support my risk assessment, I wondered whether I could gather information from any of you who may have come across a similar sceneario? and would be interested to hear the outcomes, particularly if fire engineered compensatory measures were used. A short answer, the FR doors are to protect the means of escape and the occupants in case of fire in a bedroom. I believe the fire officer may approve a water mist or domestic sprinkler system installed on the means of escape. Not sure how the heritage people will see it though. Simply move the furniture away and put up adequate signs.

With regard to the doors you may be able to upgrade them sufficiently to satisfy the likes of English Heritage and the Fire Officer.
