Hi All, I would appreciate any views that you may have on the extent to which a property manager should consider the needs of disabled persons when carrying out fire risk assessments within the common parts of general needs blocks (not designed as Sheltered Accom). Is their a precedent/common standard. Just thinking that in a large block say 50 plus flats it may lead to difficulties if the responsible person starts making adjustments in the common areas for all who may raise a concern. What about in smaller blocks where there are known disabled residents, to what extent would you feel that the managing agent should be looking into taking additional specific measures. Thanks

So if a managing agent has a portfolio of several hundred blocks, incorporating several thousand flats, they would be expected to ensure that the individual circumstances of every individual who lives (or visits) is adequately considered in the risk assessment?
