Hello everybody, this is my first posting on the forum and your input would be much appreciated.
The company I work for has a site where products are displayed and can be bought by both trade and members of the public. It also has a woodworking workshop where products are restored or refurbished.
My first question is under whose remit would any health and safety inspections fall, the local authority or the health and safety executive?
Secondly, as both trade customers and members of the public are encouraged to visit the premises which has several floor levels, would we need a PEEP’s for disabled visitors in our fire evacuation policy to meet the Regulatory Reform (Fire Safety) Order 2005?
Lastly, the premises are under going some changes and a number of retail outlets are to be created on the ground floor. We at the moment take responsibility to do the weekly tests of the sprinkler system and have the sprinkler system checked and maintained. When the alterations have been done the main valve will be in an area which will no longer be under our control. Will the responsibility to test the system and have it maintained be passed to the landlord?

Nothing too complicated then for your first posting ................
The person responsible for the premises is responsible for the fire risk assessment, if you know who that is - fine, if not then you need to find out who that person is.
I suggest that the local authority would be interested in the retail side and HSE the workshop?
Disabled employees - if there are any - should already have a PEEP?
Visitors who are disabled should be met on entry and their intended destination be recorded so that if there is an evacuation required someone is delegated to attend to the area and assist the disabled person, not necessarily to evacuate but to remain in a safe area until more help can attend. If there are Refuges all well and good.
The sprinkler system is probably the responsibility of the person in control of the premises.
Without knowing more I offer the above as a “starter for ten” and look forward the next replies.
