Does anyone know if landlords have a responsinility to carry out annual checks on flues where there may be coal fires in premises where they have tenants or does this duty only apply specifically to gas appliances? Ta much FH

Please refer to the HSE webpage:- http://www.hse.gov.uk/gas/domestic/contacts.htm Building Regulations It states:- "The installation of all combustion appliances, i.e. gas, oil, wood and coal appliances, is covered by requirements of the Building Regulations. In England, the Building Regulations are overseen by the Department for Communities and Local Government and enforced by the Local Authority Building Control Department of local councils. If you are having a new or replacement appliance installed you should check your responsibilities under the Building Regulations. In Scotland, the building regulations are overseen by the Building Standards Division of Scottish Government with the 32 local authorities having responsibility for enforcement within their own geographical area. For Wales, the Building Regulations are overseen by the Welsh Government . If you are having a new or replacement appliance installed you should check your responsibilities under the appropriate national building regulations" Whilst there may not be the explicit requirement for gas-safe registered lanlord certificate for this, the safety of the applicance as installed is normally the landlords.

See quote from HSE below. It's a gray area. "Landlords and providers of social housing must make sure that solid fuel appliances are regularly maintained – chimneys must be swept regularly and they must make sure the tenant is capable of, and is actually carrying out, any safety critical cleaning” Put the above quote in google to find more info on the case it references. D.

Thanks folks - we have robust arrangements in place for gas appliances but not so sure about coal / open fires. Info supplied very useful - much appreciated. FH

This should also inform: http://www.scotland.gov....tions/2007/12/07131753/1 I guess the next question is: How often should the chimney be swept? (Answers on a postcard, but the various guilds and associations of chimney sweeps may have published standards).
