I've been looking at the acts re HMO's, some differing information in the different quarters, i.e. rrfso and the Housing Act? (Something I've not had anything to do with before).
I always though common areas were just like routes to /from main entrance, exits, communal sitting rooms act. but what are the common areas that are usually found in these places?
Kitchens,
hallways,
sitting rooms,

Its been a long time since I had any dealings with HMO's but yes its any area they share - so the ones you have mentioned and possible bathrooms - it will all depend on the HMO in question. Since I last looked at rented property they have introduced the Housing Health and Safety Rating System. Don't know why they picked that name as nothing to do with HASAW act as you probably know its under the housing act. Apologies if I am teaching grandmother to suck eggs but have you seen the guidance document?

From memory an HMO is where more than 3 people (or families) live in one household and share facilities such as bathroom or kitchen. Common or communal areas can therefore be toilets, bathrooms, sitting rooms, kitchens, corridors etc - those areas or facilities that are shared
I would suggest that the best guidance for you is the LACORS Housing Fire Safety which covers a number of different scenarios.

Hello,
Common areas for RRO also include shared garages, any sheds, paladin bin stores etc, roof areas, etc. Also, although not 'common' in terms of publicly accessible, you need to FRA the tank rooms, lift motor rooms, riser cupboards (found stored drugs in one!) etc. etc. Street properties with shared front doors but common hallway/lobbies are communal areas too. LACORs, PAS 79 (recently revised I believe) and the guidance on DCLG (which may have changed its name again) should all be helpful.

The definition of HMO defers wherever you look but some say more than two sets of people, but there is a lot more to it than just that.
My head almost exploded when I tried to understand it all.
