I have just been told about a small fire which occurred in the plan room where the wood burning boiler is housed. This was caused by the auger trying to move the pellets even though the unit was switched off and it deposited a small quantity of pellets into a small sump area. This has not happened before in 5 years of use. These became hot and started to smoke but did not have time to catch fire before the fire system set off and the brigade dealt with the incident. It may have been different if the boiler was on and the furnace was hot. The repairer advises that legislation changes now mean that a water damping system has to be fitted to deal with exactly this issue but at the time of fitting no requirement was in place. Has anyone else come across this as the repairer was well aware of other instances but I have seen nothing in health and safety arenas? Andrew

If the boiler / plant room is segregated from the rest of the building, and there is NO risk to people (fire alarm and segregation controls presumably), just a technical / premises risk, may have to be accepted. Reference to insurance, (they may not even know the boiler has been converted to this type) for more advice. Combustible material with source of ignition, always going to be a potential. You need technical advice on whether can be modified, it is still a 'niche' system as yet, meaning still learning. However: There are other risks, including carbon monoxide. HSE have guidance, which may well have been overlooked. Some 'confined space' issues there. Caretaker training . . . ?
