Hi, Our company have a large industrial estate where we use 95% of the buildings. Unknown to me, we do however lease one building to another company. After they had a independent health and safety officer out as routine he enquired about the Artex on the ceiling in the single toilet. We had no records of any asbestos so I decided to get a company to do a asbestos sample to be on the safe side. I have received the report back today and its has found Chrysotile in the Artex in the single toilet. The same roof spreads into the kitchen area but there was nothing detected in there? I've downloaded the HSE material and priority scoring tool which scored 14.
Now although its a big building there is only 2-3 staff work there. The ceiling is in fairly good condition, it has been painted in the past by the tenant.
Would this be any concern or something to just leave at the moment, make everyone aware and monitor for any future re-decoration or building work?

If its in a good condition then leave it where it is and as you said monitor and inform any contractors or anyone that might be working in the area that could disturb it.
Normally a Warning Contains Asbestos Sticker would be used as well just as an additional measure.

Make sure it is formally logged in a register so it is not just word of mouth otherwise a contractor will come in and it will be forgotten, at least then if a contractor comes in you can show the register. There should also be a sticker on it.

Hi, Thanks for the replies. Will leave as it is, and add the sticker. Ive also done an asbestos register so all logged. I will also continue to monitor.

Has an Asbestos Survey been carried out on all of the buildings. If not it should have been, and findings acted upon.

Andy, You must get a proper Asbestos survey conducted before you ever bring in any contractors who might drill, saw, re-wire, plumb, rip up kitchen tiles, remove ceiling tiles, repair or remove textured wall/ceiling coverings, repair gutter fascias, repair rooflights, or knock out a partition or wall in the building. As has been said, client duty holder (landlord of premises) is obligated under CAR 2012 to hold an asbestos register inclusive of management survey and control contractors engaged, should there be acms encountered or presumed with follow up R&D survey undertaken in relation to the works required. Its worth mention that in case of textrured coatings (asbestos containing artex) that when the mixture was applied some of the covering may have had asbestos added, whilst others not. So in some instances the asbestos could be sampled whilst in others it comes back negative. Ensure your surveyors take representative samples to allow for this !

Hi all,
Thanks for the replies and advice.
We now have an Asbestos survey taking place next week to see if there is any more present in the building. We have stickers in place at the moment to advise that asbestos has been found in the Artex. At the moment I have these stickers on all ceilings with the textured finish (just in case). A record / register is also in place and the Tennant has been informed of the findings and the procedures needed for any work to be carried out in the future.
