I am experiencing a difference of opinion over a domestic house and how the fire and building regs relate. A summer house type wooden conservatory has been built onto the back of a house. I beleive that as this is small (12 feet by six) and only 1 storey tall it is in effect a  conservatory and does not require any sort of planning permission. Does anyone know for sure if I am correct? If not, what regs apply?

Looks like Neighbours falling out. Call the council .Nothing to do with this site. Sorry but true.

Never assume. It has nothing to do with neighbours.  It is to do with the legality of the issue and which regs apply.  It sems such a simple issue................!!!

But if they had two trades on site at one time (joiner to erect, sparky to run some power) then CDM regs should apply, no? :)

You will get guidence on https://www.planningportal.co.uk and on your planning authority (council) web site. It can be a tricky- size, conservation area, local requirement etc.

Planning wise it will fall into the General Permitted Development Order exemptions UNLESS you already have another extension to the house.  Fire Regs wise the size means that no specific requirements are necessary other than ensuring the frame is a manufactured type, the factory will meet flammability tests.  Building Regs do not apply unless Planning is required.

I think you'll find that Building Regs always apply - just because its a Permitted Development doesn't make it exempt.  If in doubt - ask the Planning Department

B Regs approval is required for a planned structure.  A pre fab conservatory has to meet standards that are designedby the manufacturer to meet any necessary BR reqyuirements if there are any.
