Posted By Paul Leadbetter I can appreciate that the Regulations apply to a Registered Social Landlord in their role as an employer. However, do they apply to the landlord's housing stock? Specifically, do the fixed installations in the housing stock have to be tested periodically (say, every 10 years)? Thanks in anticipation Paul

Posted By Ken Taylor Being made under the HASAW Act 1974, I take the test as to where the EAW Regs apply as being whether the HASAW Act applies in a particular situation. However, there is other legislation applicable to the provision of electricity and housing which would require installations to be maintained in a safe condition - with IEE, BS and industry standards indicating examination at the recommended intervals.

Posted By Paul Bellis B.S.7671 Wiring regs guidance for domestic buildings ,maximum period between inspections and testings as necessary ,10 Yrs or change of occupancy. Also if the tenant decides to do some DIY work!
