The scenario!

I work for a construction company that has been asked to manage and undertake the refurbishment of a large indoor shopping precinct. The project also requires us to manage a number of client designated contractors who will be undertaking the filming of all the high level dome glass and redecoration.

We are a very experienced construction company and the works do not present a problem but, although having worked in large populated areas before e.g. swimming pools, leisure centers etc. I do not have any experience of shopping malls!

The conundrum!

I have a feeling that apart from the obvious construction hazards and the interaction with the public, there is something within this environment that will bite my b***! Where from? Perhaps from the shops, restaurants, the press, the public having restricted shopping/viewing I don’t know. So, if anyone who has experienced this type of work can just say “make sure to cover this or we did this PR etc”. I would really appreciate it.

If doing refurbishment work you will need a Type 3 Asbestos survey completed in accordance with MDHS 100. I would only use a UKAS accredited Surveying company for this.

Brian before going ahead it may be wise to basically cold call the shops and ask them for their views, you may be astonished at the answers, but the pr of doing it can be invaluable

Don't go to the tenants without at least letting the Centre Management know of your intentions first unless you really want to alienate your potentially greatest ally.

I would suggest that you start by getting the Centre to arrange a series of short sessions at which the only agenda item is " Tell us how to maintain your market share during the refurb" and ensure that the plans are circulated about 2/3 weeks earlier.

Make absolutely no promises except that all comments and responses will be listed, catalogued and considered against the refurb plan.

Go away and consider the comments and then formulate your responses.

In conjunction with the Centre Management, arrange a further set of refurb briefing sessions at which the outline refurb management plan that takes consideration of the earlier responses will be the only topic.

Take any response seriously and objectively try to see why you can't meet the need and integrate with the plan. If you can't - be honest and identify why and that's where the real fun begins.
