My friend rents a shop fro a businessman , and the other night some fool has thrown a pebble at the main shop window(quite large)
The window has a small hole in the middle(looks like it has been shot) it then has a hairline crack literally around the whole window.
Who is responsible for the repair?
Landlord or Rental Person
Who would be responsible if it collapsed whilst a member of public walked past?
It is on a main street so quite busy in the day
Any help most welcome

Steve,
I think this would very much depend on what the terms and conditions of his/her lease or rental agreement under repairs and renewals are?
No doubt the legal eagles with have a view on it though.
Take care.

If your agreement at 'heads of terms' was a fully repairing fully maintaining then its down to you, if not then unless there is some small print in the general terms which excludes the shop window then it is the landlord, on the other issue of safety; contact a glazing company who on your instructions will come and board the window and eliminate any possibility of broken glass while they make the repairs/replacement. Check insurance as well, some areas are excluding broken glass cover.
