Could anyone advise me on what the situation is regarding the provision of the H&S file for a project involving the construction of 28 industrial units.
Should a single H&S File be prepared for the complete project, as it has been run as a single project with one client/developer, or should a separate file be prepared for each unit, as they will ultimately be sold off to separate entities.
On a similar project involving the construction of 10 appartments within a single building, should a separate file be prepared for each appartment, or is a single file for the entire building satisfactory.
Your advice on this matter would be appreciated.

The CDM Regulations refer to a file for each structure not "the project"
Usually if one party will control all the structures only one file is produced. However, if it is envisaged that the structures will pass into the control of a number of other parties, a number of files should be produced to match who has control of them.

Martyn is spot on. Ideally the Client will have stipulated his requirements for H&S Files in the pre-tender, or made reference to some other contractual document. In many situations, particularly for simple structures (such as small new-build industrial units)the "File" need comprise only a set of as-built drawings.
Operating and Maintenance manuals & copies of all relevant test/inspection certificates will be a 'must have' for any employer occupying these units - but aren't required to be part of the H&S File (appendix 4 of the CDM ACoP refers)

Get a hold of the prelims from the QS, there may be information regarding how many H&S Files the client requires in there.
I am currently undertaking a review of & H&S File for flats & shops. On checking the prelims they state that 2 files should be provided to the client. There is no requirement for separate files for the flats & shops.
