Mr Toecaps's post on artex prompted me to ask this one.

The house we're thinking of buying is a real fixer-upper. It's got 'scorched earth' effect ceiling tiles over most of the house. They look very 70's & I reckon they're nice & fireproof & filled with asbestos.

So... how do i convinve other half that we need to pay for a survey & then budget for removal costs for a licenced contractor?

Or do we just tell our electrician etc that it's there and then plaster over it later?!

Opinions please!

Your thinking of buying a house and YOU are thinking of footing the bill for the survey?

This could also be used as bargaining material for lower the price of the house, this money then saved could be used to cover costs of clean up.

The amount of times we as a 'licensed contractors' get requests from prospective buyers for a 'quote' to remove you will not believe. In general it is used by the prospective purchaser to 'knock the price down' on the house and seldom does the work actually take place.

However I am not saying this is what you are doing but would suggest the purchaser should have this done as part of the 'survey' for the mortrgage, however the architect who does this will most likely not have a scooby doo so use a UKAS accredited Asbestos Surveying company and ask for a type 2 survey !

Well yes! We'd have to pay for a normal survey / elec survey / damp etc, I'm fairly sure vendors don't normally pay for surveys, asbestos or otherwise. Happy to be corrected if it can save me cash though.

We've already got a fair bit off the asking price, not sure that they're going to go much lower on costs. It's more a case of what we do next, whether we get it ripped out, or cover over it (if that would work)

Hi MEiP, If it is just the artex u want to test (DIY)get 1 small sealable plastic bag and scrape some artex into the bag write where the sample was taken from (artex ceiling)write the date and address then send it away to an accredited laboratory in another sealable plastic bag with the same info on.

good lab. contact number 01992 535445 cost for 1 sample about £12 they will then send you the results.

you can then work out your plan of either removal or cover.

If results are positive and you decide to remove check u can also do this yourself but take the necessary precautions. Check removal methods on the internet.You do not need a licensed contractor to remove this stuff anymore,current AAWR will change at the end of the year to verify this.

If you know a safety person ask them if they have access to HSE books, HSG210 & HSG213

Best to leave it in-situ and manage the small risk, but if anyone carries out any maintenance in this area ensure you inform them of any analysis results if positive for asbestos.

Well hello, I am Indeed Mr. Toecap. I haven't looked at replies to my original question yet but, although the property is a domstic one. It does become a place of work for a contractor. And thats my problem. Therefore, if you get people into do works then be careful.

Ceiling Tiles will not be artex - maybe AIB so will need to sample but it could be polystyrine

just make sure it is sealable / double bagged and then put into a "jiffy" (one of those padded bags).
