Posted By Jo Corr Hi, I have recently come across a project where emergency exit hatches are required for maintenance staff on a roof in the event of a fire due to the span of the roof. The access hatch is positioned in the centre of the roof and it is the general consensus that a fixed ladder couldn't possibly be introduced, as firstly this would cause an obstruction and secondly the space below is an affice area. Can anyone advise on measures to be taken or guidance available to ensure the method of exiting the roof is safe and complies with all building control requirements etc. Thanks

Posted By jeffrey david smith Why is that a problem? If the lockoff is from below and openable from above in an emergency, shouldn't cause a hazard (unless you know something I don't?) as no-one can gain access from below. The above is not meant as a slight, just wondering.

Posted By Josie Yeah i agree totally with all points, but i think the main issue as to why they won't consider fixed ladders as an option is from an architectural point of view more than anything. they have proposed rope ladders which can be used in the event of an emergency. J

Posted By Ken Taylor The fire service tend to hate rope ladders and regard them as unacceptable for MoE. I have used fixed ladders against walls terminating within fire-protected cupboards with emergency lighting and doors openable from within - and signs externally reading 'Exit from emergency escape route. Do not obstruct' or similar.
