Posted By garyh We are located on 2 floors of a multi floor office block. The question is, who is responsible for the Fire RA? Me as the employer for "us", however what about the landlord? Who is responsible for what and where are the boundaries?

Posted By shaun mckeever The employer is responsible for carrying out a fire risk assessment of their workplace. This includes common areas under the control of the landlord where you are likely to use that part for your means of escape. So, for example, if you occupy a top floor office and the occupier of the ground floor office wedges the fire door open onto the stairwell whilst dispensing petrol then you would obviously be placed at risk from a fire in the ground floor office. You need to record that risk and inform your employees about the risk. You also need to take some action. Notify the landlord that a tenant is putting at risk the common means of escape. The landlord also has a duty to undertake a fire risk assessment of the common areas. The landlord also has a duty to co-ordinate the fire safety arrangements in the building. Part of that process will be to ensure 'suitable and sufficient' fire risk assessments have been undertaken by tenants and that no tenant places at risk other tenants.

Posted By Cathy Ricketts One point you might also want to consider (we got pulled up on this following a recent fire service visit). Your risk assessment must show how you commumicate with others in the building in the event of a fire eg do all the alarms link, is there a cascade system etc. We have a building with shops on the bottom and offices on top and they wanted us to demonstrate communications between all the units in the event of a fire. We had to also involve the landlord as a major part of the systems came under his control.
