Posted By Richard Beevers Has anyone ever heard of a Type 2 Plus (but not quite Type 3) survey. Our property manager has been advised by an asbestos surveyor to go for this opetion when out HQ is refurbished (mainly cosmetically, but it will be the whole building).
Is he talking complete cr*p or is this something new that I've missed?

Posted By Dave Wilson If you have already had a type 2 and are doing refurb or demo you can do a 'limited type 3' which will only look at the particular area in question.
some clients only want a "type 2 in this area" and "a type 3 in this area" etc asa sthey know what the future use may be.
This is accepted practice and you can mix and match usually called a 'limited type 3'

Posted By S R Robinson I understand the type of survey that is being discussed. However, as the client you should ask for the survey to be referred to as a type 3 rather than a type 2, this covers yourself if something is missed. If you receive a report saying it is a type 2, even a type 2+ you may not be covered in the event of something being uncovered during the works that was missed in the survey.
A surveying company should be able to perform a type 3 survey and patch up the holes they make (we use vinyl tiles) without any problem.
If you can provide a plan of the property as exisiting and the proposed layout, you can agree the scope of works with the surveying company with regards to which walls to look in etc. Speaking as a surveyor, for work such as this these types of plans are vital.
Best of luck, I'm sure it will be OK but insist on having "type 3" on the front of the report not "type 2 or Type 2+"
