We managed a retirement development made up of 26 individual houses, which has a seperate communal lounge provided, which is located in a seperate building and is not interlinked with the houses.

Does this lounge need to be fire risk assessed under the Regulatory Reform (Fire Safety) Order.

Any advice/guidance on this matter would be much appreciated.

Hi Elaine
My advice would be to contact your local fire authority and have a word with the fire officer for that area. It would also make sense to carry out a fire risk assessment especially if there are 5 or more people using the communal lounge at any one time.

Yes it will have to be assessed, but it will be a very simple assessment.

Yes, it must be assessed. All communal areas i.e corridors, lounges, laundry, boiler room etc, have to be assessed under the RR(FS)O.
