Posted By Elaine McDonald We managed a retirement development made up of 26 individual houses, which has a seperate communal lounge provided, which is located in a seperate building and is not interlinked with the houses.
Does this lounge need to be fire risk assessed under the Regulatory Reform (Fire Safety) Order.
Any advice/guidance on this matter would be much appreciated.

Posted By cathal Hi Elaine My advice would be to contact your local fire authority and have a word with the fire officer for that area. It would also make sense to carry out a fire risk assessment especially if there are 5 or more people using the communal lounge at any one time. Regards Cathal

Posted By Ashley Wood Yes, it must be assessed. All communal areas i.e corridors, lounges, laundry, boiler room etc, have to be assessed under the RR(FS)O.
