Posted By Jason McQueen Can anyone point out anything I may have overlooked with this? We are currently refurbishing and redesigning the internal layout of one of our buildings which will result (currently proposed) in one of the current fire exits becoming a general entry/exit point in to the building. It would still be retained as a final point of exit from the building and would be of fire resisting nature, auto closing etc but it would just have a handle on the outside so that people can enter by it. Can anyone point out any problems with this?

Posted By Jason Warren I have come across this situation many times and in general terms there is no problem.
Some problems I have found are that the door, hinges/door furniture are designed for use in an emergency and are not suitable for regular use. As such the condition can deteriorate rapidly if they are constantly being used.
The operation of this door is an essential part of the escape route and as such its state of repair must be under constant review.
You also need to consider that if the door is a fire resisting door, that you are not effecting its ability to resist fire by making alterations to it. If it is a new door then you may have problems with the warranty on this door if you make amendments to it. This is because the suppliers test the doors with approved fittings and they would be unable to confirm the fire resistance with alternative fittings.
