Posted By Sara Duncan Our air conditioning has died. The landlord is saying that it is not in the lease for them to provide heating or cooling of the office. I know that as an Employer we have a legal obligation to ensure that the temperature of the office does not go above and below a certain temperature. However, does our landlord have any obligation to us as the tenant to provide facilities to do this? The lease is about 400 years old and written in Old English so it's very difficult to understand or argue against it.

Posted By Ian P It all depends on the wording of the lease and the "legalese" in these older ones is only decipherable by somebody with legal experience. Usually though the landlords responsibilities stop at keeping the property water tight and newer ones are almost invariably full repair and insurance. I have never come across one which gives the landlord responsibility for the interior temperature.
