Fire alarm and emergency light maintenance / testing

I need some quite urgent help.
The landlord of our office premises has not tested or maintained the alarm / emergency lights for some time.
I have tried to get them to fix this and set up routine tests. They have sent people out to the office, but never has any work been done.
The things I need immediately are: Db test of alarm Zones tests of alarm - works were completed on the upper floor and I have a suspicion that they have never been reconnected onto the fire alarm system Emergency light repair (I know that some lamps aren't working Emergency light test (powered down)
I am at the point of threatening legal advice. Before I do this I could really do with some ammo to fire at them.
Help !!

Posted By Tabs Engage with your own Company Secretary and Managing Director - explain to them their personal liability in this situation, and advise them to engage a lawyer to write to require the tenancy agreement to be met immediately (all such agreements will refer to basic laws being met).
If you have asked for this to happen more than once, and it hasn't, you are unlikely to make a big difference until you get serious.
Your concerns are far too serious to ignore or allow to fester.
At best, business is at risk if you have an inspection, at worst your friends and colleagues are at risk of fire.

Posted By Alice Get the local fire service to come in to check the arrangements and reinforce your recommendations - the more official you can make it the more likely he is to respond.

Posted By CFT Out of interest what does the lease say on this subject? i.e. your level of responsibility, and are you the only tenant in this building.
If it is a multi occupation you may benefit by involving others.

Posted By Sara D we are 1 of 3 tenants in the building. the fire alarm and lighting are in communal areas, which the landlord is responsible for maintaining.
I have emailed the managing agent today telling him unless the works are completed byt the end of next week I'll take further action and seek legal advice.
It really is so infuriating that I have to take things to this level just to get them to fulfill their obligations.

Posted By CFT Completely agree, one would probably assume that fire fighting appliances are probably out of date test in the communal areas. What about passenger carrying lifts have they had their twice yearly?
Make certain you document all communications to the landlord but I feel you are right to contact the Managing Agent in this instance, having so said, who appointed them?

But check your lease re whose responsibility it is.

Rent is due next month - they wont get a penny until this is resolved.
Passenger lift has been totally refurbished recently by one of the other tenants (not the landlord!). I do need to get a copy of this documentation for my own records though.
