Hi,

Can anyone pount me to specific information on the above and if there are any additional controls required.

I have recently come across some on site - i'm not long here and it's a big old site - and was rightly concerned to their effectiveness.

I've found detail on external escape stairs but it details a normal staircase with a landing platform half way down etc, in this case it's a straight drop (ladder type).

Does the norm apply?

I'm not sure about the regulatory aspects, but some years ago I took on the lease of an office which had an escape on to a flat roof and then down a vertical ladder (only from the first floor). The local fire brigade insisted that the landlord install a staircase.

This was not for safety reasons, however. The reason given was that we employed some female staff and they might be wearing skirts! I leave the rest to your imagination.

my copy of Approved Document B, Section 6 page50, para 6.22 b states-

b. fixed ladders should not be used as a means of
escape for members of the public, and should
only be intended for use in circumstances where
it is not practical to provide a conventional stair,
for example as access to plant rooms that are
not normally occupied. Fixed ladders should
be constructed of non-combustible materials.

Mind you it is , as far as I am aware, Guidance.

Sounds like a RA.

To be fair it is plant rooms within an Acid plant and varying other large scale chemistry kits.

They have been there for a number of years, although some are new so i could assume (something tells me that's bad) the buildings with the escape ladders would have an old fire certificate.
