Can't find if there is guidance on specific frequency (annual - biannual etc.) this other than normal "regularly" or "after significant changes".
Can anyone give me a definitive answer??

The guys that have done it annually for last 4 years want to keep doing it, never any "significant changes" - we want to push it out to every 2 or 3 years.

Once you have had your initial survey undertaken and you have identified the ACM,s you must then put a plan together. this would be either to remove, encapsulate or continue to inspect for any deterioration of the ACM,s.

You have a responsibility to find your asbestos and ascertain what it condition is! (Survey)(material risk assessment)

Once this is done you then have to undertake a further Priority Risk Assessment, with the info from the survey you then make a judgment on how likely it is for a particular ACM to release fibres and then how likely it is that someone can breath those fibres.

This then forms the basis for you Asbestos Management Plan and it is up to you to decide what you are going to do to manage and review, this depends on the outcome of the above process.

AIB In bad condition in an area where no one goes would be treated differently to AIB in bad condition in an area where people are exposed.

There is NO legal requirement regards timescales its up to the duty holder to decide, So if you have only done a Survey and then put it in a drawer then you ain't managing your asbestos properly, do it properly and you can save loads of time and money for the future!

Hi there - inspections should be on-going and will be dependent upon frequency of access to the areas in question, the type of activity in that area, number of persons etc.

A full management plan should have been drawn up following completion of the survey (incidentally what level was this Type 1,2, or 3?)

Regular inspections (likely to be at least monthly) conducted by your own staff should identify areas of deterioration or damage which will need to be managed (either repair or review). Remember any inspection is like an LOT on a car. It is only representative of the condition on the day of inspection. Persons responsible for the maintenance of the property have the ultimate responsibility to manage the asbestos within it. I can provide you with simple inspection sheets to assist you in this.

Remember also, that documented signed and dated records are your proof of having conducted such management procedures. Formal inspections by eternal persons are an added back up procedure.

The general guide is to record inspections on at least an annual basis, or more frequently as deemed necessary.
