Do the building regulations apply solely to new builds / alterations . I am sure someone told me they cannot be retrospective?

Generally Stephan unless a project had been undertaken without building regs approval and then once caught by the short and curlies it would become retrospective.

The approved documents arde not applicable retrospectivally so No there is no need to worry about older buildings. It is worth noting they apply to new builds and renovations (in part) only so there is no need to worry about retrospective work arising from these documents. They do provide, however, good guidance on what the current regulations specify and provide a sound basis for any future modifications that may be considered. They are available on the internet.
