I am not sure if this is the right area for my question but here goes.
I work for a company that produces O&M manuals for new buildings. However the contractor we are dealing with is also doing the civils on the first phase.
Does anyone know if Operation & Maintenace files are required by the client for this part of the project.

Hi
Depends on what was involved in the civils package but yes, probably.i.e test certificates (i.e concrete cube test results) drainage details, as built or as fitted drawings, any requirements for maintenance. any relevant manufacturers literature.
Also any risks associatesd with what was done though and other design produced information generally go in the H&S File.

Dependingn upon the nature of the civils. What about drainage and manholes. Any any othe service inlets etc. For example for access to a manhole you may state its width and an example of a risk assessment for entering the sewage system,. Also types of inspection and maintenace to the cover. A model number of the cover incase it is lost stolen or broken. Just a few thoughts.

You may not require a manual relevant to operation but you almost certainly need safety information relevant to maintenance,refurbishment/replacement or demolition. I made the mistake once of ignoring a specific stone quarried at a particular mine.How was I to know that any replacement stone had to come from the same quarry?
