Posted By Jason911 A manager of one of our 135,000 ft retail warehouses advised me the other day that their sprinkler supply water tanks need to be emptied and cleaned and will be offline for 3 days. Well, I am confused about whether or not we are allowed to open our doors to the public when our sprinkler system is out of action due to maintenance. Also after looking at previous forums I understand that we will also have to consider legionella, methane and confined space risk assessments for the contractors undertaking the task. Can anyone tell me where we stand with opening to the public (we trade every day), with no sprinkler system under Fires and Building regs please?

Posted By shaun mckeever No reason to close for business because you are carrying out maintenance on your sprinkler system. You are required to notify your insurers and your fire authority. What they will require to know is your means for carrying out regular patrols and your action plan for reducing the risk i.e. no hot work, removal or reduction of flammable substances etc, and your emergency procedures during the period of maintenance.

Posted By David Bannister Jason, you state tanks. If a double tank could they be done one at a time? Better to have 45 minutes water than none.
