Posted By peter gannaway Is the Fire Service still responsible for approving fire safety precautions at the planning stage in new builds/major refurbs. I have encountered a situation where a fire route, (about 5.5ft wide) is doubling as a bike store in a new building. I'm told it was approved at planning so it is OK. The space available should if all is kept extremely neat just about allow for the number of people in the building to escape safely. However I think it is reasonably foreseeable that such an exit could easily become obstructed. My recent experience with Fire enforcement officers would lead me to believe they wouldn't be happy with the situation, so who is approving the plans?

Posted By Ashley Wood Peter, I work a lot with the fire and rescue services and building control. The fire people will say that as long as the building control are happy then they are happy. However, I have worked on projects where the fire service have only accepted a project if a fire strategy is done and the strategy can demonstrate that should an escape route be blocked others are available. That's the key, is there another escape route available? If the route is provided and it complies with ADB 2006 and the RR(FS)O 2005 then it is a matter for the management of the building to make sure that it is kept clear.
